How Does Consolidation Work?
Put simply, if you own a home with a decent equity rating, you can use it to your advantage. You could top-up a loan to help consolidate personal debts, using this as your crutch. By doing this, you can end those expensive credit card payment fees, and you can avoid all of those direct debits slowly eating away at your income.
Instead, you pay one (larger) fee every month that covers all of your debt. This has many pros and cons, including:
The Upside
- One regular payment, allowing for faster repayment where you know exactly where you stand.
- Home loan interest rates which are cheaper than credit card interest rates can reduce interest costs.
- This can improve cash flow, and make it easier to stay organized and on-top of your debt without day-to-day cash flow worries.
The downside
- However, the loan may become more expensive if you take a longer time to pay it off than you would paying them off alone.
- If you were to consolidate all of that add-on debt to a 30-year home loan, then you will naturally wind up paying more in the long-term for convenience
- Using a home loan to pay off unsecured debts is a dangerous gambit: if you cannot pay off your short-term debts, using a home loan to do so could be disadvantageous.
